Office rents in Tirana continue to rise in the premium segment, reaching up to €40 per square meter per month in some of the largest projects.

According to real estate market data, the highest rents are being recorded in business buildings and towers that are under development or have recently been completed in the city center.
Specifically, according to data provided to Monitor by the international real estate agency Colliers International Albania, the maximum office rent in projects near the former Sheraton area, which are currently under development, has reached €40 per square meter, the highest level in Tirana.
In other complexes, such as the MET Tirana Building, the price has reached €33 per square meter. In 2025, office rents in this building ranged from €20 to €30 per square meter. Meanwhile, at the Downtown One tower, the maximum price has fallen to €25 per square meter from the €30 per square meter reached in 2025.
Real estate agents say that prices have increased in properties such as ETC Business Tower, Twin Towers and Ring Center.
Stela Dhami of the Colliers International Albania real estate agency says that rising construction costs, the depreciation of the euro, new urban developments and demand for higher-standard workspaces are among the main factors affecting price trends in this market segment.
Rents in these projects remain the highest on the market due to their location, construction standards, professional management and shared services, while some of them are still under construction or nearing completion.
Real estate market sources emphasize that demand for modern office space remains steady, particularly from companies seeking premises in new buildings and central business areas.
Meanwhile, rents in the rest of Tirana’s office market remain lower and vary depending on the area and the quality of the property, without reaching the levels seen in premium projects.
The upward trend in office rents in towers is expected to lead to an increase in the average rental price in the city center in 2026.
In the second half of 2025, according to data from the Colliers Albania report, average rents for office premises in central areas reached €30, putting Tirana on par with Barcelona and Prague, two established European markets.
Tirana ranked not only among the most expensive cities in the region, but also above several cities in the European Union.
Office rents in Tirana exceeded those in European capitals, with Portugal recording prices of €29, Budapest €25.5 and Bucharest an average of €20 per square meter per month.
Office rents in 2025 were also higher than those in the region’s capitals. In central Belgrade, prices reached €18 per square meter in the first half of 2025. Prices stood at €17.5 in Zagreb, Croatia, and €16 per square meter per month in Sofia, Bulgaria.
Tirana also ranked among the most expensive cities for rents in secondary areas. With an average of €19 per square meter per month, the Albanian capital surpassed several cities in the region in 2025, including Belgrade (€15), Zagreb (€13) and Sofia (€11)./Monitor
