Centar Tops Skopje for Highest Rents, Averaging 408 Denars per Square Meter

Data from the Price and Rent Register maintained by the Agency for Real Estate Cadastre show that Centar remains the most expensive municipality in Skopje for rental housing. Among the capital’s municipalities included in the comparison, the lowest average price was recorded in Kisela Voda.

During the period from April to June 2026, residential properties in Centar were rented for an average of 408 denars per square meter per month.

Centar is followed by Aerodrom, where the average was 375 denars per square meter, Karposh with 354 denars and Kisela Voda with 326 denars. Outside Skopje, a lower average price of 266 denars per square meter was recorded in Shtip.

Based on these averages, a 60-square-meter apartment would rent for around 24,480 denars in Centar. For the same area, the amount would be 22,500 denars in Aerodrom, 21,240 denars in Karposh and 19,560 denars in Kisela Voda, while the monthly rent in Shtip would be approximately 15,960 denars.

In the second quarter of the year, 2,148 real estate rentals were registered, 17 percent fewer than in the previous quarter. Of the total, 630 contracts concerned apartments, while commercial properties accounted for the largest share, with 935 contracts.

Compared with the previous period, the number of apartments rented out fell by 14 percent, while their total monthly value declined by nine percent.

The situation was different for commercial properties: although the number of contracts fell by eight percent, the total rental value increased by 20 percent.

Centar recorded the highest number of rentals, with a total of 286. It was followed by Aerodrom with 197 contracts, Karposh with 173 and Bitola with 129. Nationwide, the total monthly value of all rents reached 76.25 million denars, corresponding to around 1.2 million euros.
