Skopje Apartments Sharply Rise in Price: 60 Square Meters Near 130,000 Euros

The apartment market in Skopje is facing a sharp rise in prices. In recently published listings, the average has exceeded 2,150 euros per square meter, bringing the value of a 60-square-meter apartment to around 129,000 euros. For many families, this means taking out a long-term loan and securing a substantial down payment.

The platform “CenaKvadrat”, which monitors active listings on the largest Macedonian portals, reported that on August 30 the average asking price in Skopje was 2,153 euros per square meter. In 2025, this average was around 1,670 euros, proving that the market change has occurred at a rapid pace.

The recorded increase amounts to around 29 percent.

It should be noted that the value listed in an ad is not always the same as the final sale price. An apartment may be offered for 2,200 euros per square meter, but the parties can close the transaction at a lower amount.

However, official figures from the Price and Rent Register of the Cadastre Agency show that prices of completed transactions are also rising. During the second quarter of 2026, a new apartment in Centar was sold for 3,360 euros per square meter. The apartment was 50 square meters and the total sale price was 168,000 euros.

The price increase is not only observed in the highest-priced neighborhoods. According to current listings, in Centar around 2,300 euros per square meter are asked on average, while in Karposh the price has exceeded 2,100 euros. For new apartments in sought-after areas, values can be much higher.

An annual increase of about 25 percent in the apartment price index in Skopje was noted by the National Bank at the end of 2025. This suggests that it is a general market trend and not just an increase in asking prices in ads.

Meanwhile, the market is showing a contradictory development. In the first quarter of this year, 26.4 percent fewer apartments were sold than in the previous quarter, but prices did not drop and continued to rise. This shows that high costs are making sales more difficult, but have not yet exerted enough pressure for prices to fall.

For buyers, even a change of a few hundred euros per square meter brings a burden of tens of thousands of euros for the same area. At a price of 1,670 euros per square meter, a 60-square-meter apartment would cost about 100,200 euros. While at the current average of 2,153 euros, the same apartment is offered for around 129,200 euros.

The difference is almost 29,000 euros.

Although Skopje remains cheaper than Belgrade, Zagreb and some other European capitals, for buyers in North Macedonia what matters is the ratio between housing prices and local wages, not the comparison with apartments in Zurich or Paris.

It is precisely this ratio that is making the housing market increasingly unattainable for the average family. Real estate prices are rising significantly faster than the capacity of a large part of citizens to buy their home or apartment.
