<p>The average selling price of apartments in Tirana has reached a record high. By March 2026, the average apartment price had reached €2,141/m².</p>
<p>The median price reached €2,046 per square meter.</p>
<p>Data on average apartment price trends from 2005 through the first quarter of 2026 were published in the “Keydata Albania” index by “Çelësi Media Group.”</p>
<p>The index includes a mix of data, including prices for resold and new apartments. However, most of the market reflected in the index is based on resold apartment prices.</p>
<p>Apartment prices in Tirana have doubled in seven years.</p>
<p>Compared with the first quarter of 2019, when price growth began to accelerate, average apartment prices in the first quarter of 2026 were twice as high. The average price rose from €964 per square meter to €2,141 per square meter, an increase of 122%.</p>
<p>Compared with 2005, the earliest year for which the calculation was made, when the average price was €664/m², prices have risen by about 222%.</p>

<p>The average apartment price has more than tripled over 21 years compared with 2005.</p>
<p>Average apartment prices also changed in the three main areas analyzed by the index.</p>
<p>In the former Blloku area, the average selling price reached €3,003 per square meter by March 2026, up from €1,574 per square meter in the first quarter of 2022. Compared with the same period four years earlier, the average price in this area rose by 90%.</p>
<p>Within Tirana’s Small Ring Road, the average price reached €2,431 per square meter, up from €1,269 in the first quarter of 2022. Prices in this area also rose by about 92% compared with four years earlier.</p>
<p>Apartment prices also increased outside the Small Ring Road. The average price in this area was €2,022 per square meter, up from €1,056 in the first quarter of 2022, an increase of 91.4%.</p>
<p>According to the report, Chart 1 shows the evolution over time of the real apartment selling price index in Tirana for the quarters from 2020 to 2026.</p>

<p>As a benchmark for all periods included in the assessment, Keydata experts selected 2005 as a period that met the criteria and conditions of a stable point in the real estate market. The index value for 2005 was set at 100.</p>
<p>From the first quarter of 2020 to the first quarter of 2026, the real selling price of apartments in Tirana rose by 117%. Cumulative inflation for the quarters from 2020 to 2026 is estimated at 77.3%.</p>
<p>According to the chart above, Tirana’s apartment selling price index experienced only minor fluctuations during this period, among which the following should be highlighted:</p>
<p>The main periods of growth are listed below:</p>
<p>From the third quarter of 2020 to the second quarter of 2023, the index rose by 3.17%, 2.2%, 0.41%, 0.69%, 0.63%, 1.89%, 0.85%, 1.70%, 5.56%, 3.00%, 0.72%, and 6.24%, respectively, from one quarter to the next. From the third to the fourth quarter, the index rose by a higher percentage, namely 21%. From the fourth quarter to the first quarter of 2024, the index increased by 10.09%; from the first to the second quarter of 2024, it rose by 2.26%; and from the second to the third quarter, it increased by 4.19%.</p>
<p>In the current period, the second quarter of 2025 was accompanied by a 23% increase compared with the first quarter of 2025, while the third quarter rose by a very small percentage, 0.91%, compared with the second quarter. In the first quarter of 2026, real selling prices rose by 9.5% compared with the final quarter of 2025.</p>
<p>A decline in the index was recorded from the first to the second quarter of 2020, with Tirana’s apartment selling price index falling by 2.37%. It fell by 1.04% from the second to the third quarter of 2023, by 2.57% from the third to the fourth quarter of 2024, and by 5.26% from the final quarter of 2024 to the first quarter of 2025. In the final quarter of 2025, Tirana’s apartment sales index fell by 3.1% compared with the third quarter of 2025.</p>

<p>Chart 2 above shows the average real selling price of apartments in Tirana in euros per square meter for the quarters from 2020 to 2026, expressed in real terms after adjustment for inflation, as well as median prices. From the first quarter of 2020 to the first quarter of 2026, average real prices in Tirana ranged from €1,030/m² to €2,141/m², while median prices ranged from €984/m² to €2,046/m².</p>
<p>In the first quarter of 2026, average and median prices were estimated at €2,141/m² and €2,046/m², respectively. Compared with the final quarter of 2025, average real apartment selling prices in Tirana rose by 2.4% during this quarter, while median prices increased by 4.5%.</p>

<p>Unlike the price index, average prices are calculated in proportion to the number of apartments listed for sale during a given period. Therefore, an increase or decrease in average prices should not necessarily be interpreted as reflecting a development in the real estate market. It may instead reflect the fact that the supply of apartments increased or decreased at a particular time.</p>
<p>Chart 3 shows the average real and median selling prices of apartments in Tirana, in euros per square meter, within the Small Ring Road for the quarters from 2020 to 2026. As the chart shows, the average real selling price in this area increased within a range of €1,128-€2,478/m². Median prices fluctuated within a range of €1,074-€2,282/m².</p>
<p>A slight downward price trend within the Small Ring Road was recorded in the first quarter of 2026. During this quarter, the average price was estimated at €2,431/m², while the median price was estimated at €2,282/m². Compared with the final quarter of 2025, average prices fell by 1.9% during this quarter, while median prices rose by 1.3%.</p>
<p>Chart 4 shows the evolution of average real and median apartment prices, in euros per square meter, in the Blloku area. Average selling prices in this area fluctuated considerably, ranging from €1,462/m² to €3,003/m², while median prices ranged from €1,387/m² to €3,004/m².</p>

<p>Average real prices fell by 13.7% in the second quarter of 2020, followed by a larger increase of 20.7% compared with the previous quarter. Prices then fell by 3.2% from the fourth quarter of 2020 to the first quarter of 2021, followed by an increase of 6.2% and another increase of 2.9% from the second to the third quarter of 2021. They fell by 1.4% from the third to the fourth quarter, rose by 9.8% from the first to the second quarter, and increased by 13.4% from the third to the final quarter of 2022. As for the current period, in the first quarter of 2026 an apartment in the Blloku area sold for an average of €3,003/m², while the median price was estimated at €3,004/m². Compared with the fourth quarter of 2025, average prices rose by 1.8% during this quarter, while median prices increased by 9.7%.</p>
<p>Chart 5 shows the evolution of the average real and median selling prices, in euros per square meter, of apartments outside the Small Ring Road. Average real prices in this area ranged from €959/m² to €2,022/m² in the first quarter of 2026. Median prices ranged from €930/m² to €1,951/m².</p>

<p>The first quarter of 2026 was characterized by an increase in average apartment selling prices in this area. Average real prices were estimated at €2,022/m², while median prices stood at €1,951/m².
